Site Assessment & Feasibility
The first and most critical step in building an accessory dwelling unit (ADU) is a professional site assessment and feasibility study. As your local Colorado Springs ADU expert, we start with a deep dive into your property to ensure your project is not only possible, but is set up for success from day one.
Our feasibility study is an upfront, low-commitment way for us to assess your property's potential and identify any potential roadblocks. It's designed to give you clarity and confidence before investing significant time and capital.
Here’s what our site assessment covers:
Property and zoning review: We'll analyze your property’s specific characteristics against all local regulations in Colorado Springs and El Paso County. This includes:
Zoning laws: We confirm your property's eligibility for an ADU and identify the specific type (detached, attached, or integrated) that is permitted.
Size and height limits: We'll determine the maximum size and height of your ADU based on your zone and the size of your primary residence.
Setback requirements: We establish how far the ADU must be from property lines to ensure compliance with local ordinances.
Hillside Overlay:
Property-specific factors: No two properties are the same. We evaluate on-site conditions that could impact your project's design and cost, such as:
Usable space: We determine the optimal placement for your ADU by evaluating your property's layout, topography, and existing structures.
Utility access: We assess your sewer, water, and electrical infrastructure to determine the needs for connecting your new ADU.
Site challenges: We identify potential complications, such as sloped terrain, rock formations, or drainage concerns that may require additional work.
A clear path forward: At the end of our assessment, you will receive a comprehensive report outlining your ADU options, a realistic budget, and the next steps needed to bring your project to life.
Our feasibility study gives you the knowledge to make informed decisions and helps prevent costly surprises down the road. We’ll ensure you have a clear roadmap for a successful ADU project that maximizes your property's potential.

Meet Pete Van Dyke, Founder & Point Man
The inspiration for this company began with my own personal ADU journey right here in the Springs. Navigating that build firsthand allowed me to learn every intricacy of the process, from the initial red tape to the final walkthrough. As a caregiver for my own elderly mother, I deeply understand the personal, real-world needs that drive these projects. Realizing how valuable this hard-earned knowledge could be to others, I founded the company to serve as the Point Man and trusted authority for anyone embarking on their own build. When I'm off the clock, you can usually find me out on the golf course or Jeeping through the beautiful Colorado mountains with my lady and our two children.
